Tentang bisnis ini

We are launching a high-performance training, recovery, and co-working facility in Uluwatu, Bali — a first-of-its-kind concept that combines premium group classes such as CrossFit, HYROX, weightlifting, gymnastics, and mobility with recovery services including saunas, ice baths, and a mobility lounge. The facility also integrates a café and co-working spaces, creating a lifestyle-driven hub that appeals to both Bali’s thriving expat community and the island’s rapidly growing fitness tourism segment.

Located on a premium site near one of Uluwatu’s busiest beaches, the business has already built strong community traction pre-launch, ensuring early demand validation. Our current pre-launch waitlist has 60 sign-ups, with a target of 250+ confirmed by launch. We will begin selling “founders’ memberships” 3 months before opening, supported by a dedicated CRM system. Early-stage collaborations are also being nurtured with wellness retreats, expat networks (both online and in-person), and local hotels to drive memberships and retreats from Year 1. In parallel, our pre-launch marketing campaign will activate 3 months prior to launch, combining physical strategies (posters, billboards, run clubs, and community beach workouts) with digital growth across Instagram and TikTok.

Financial projections highlight strong profitability, with Year 1 revenues forecasted at USD 1.07M and net profit of USD 416K, reaching break-even by Month 4 at just 65% capacity. By Year 2, revenues are projected to reach USD 1.2M with USD 720K profit. Margins of ~39% are supported by Bali’s favorable cost environment: a long-term lease secured under advantageous terms, significantly lower staffing costs compared to Western markets, diversified revenue streams (recovery, café/co-working, merchandise, and PT sessions contribute ~30% monthly uplift with minimal overhead), and community-driven marketing reducing reliance on paid ads.

The current investment round seeks USD 250K in exchange for 20–29% ownership, with the final stake determined by timing of commitment, investment size, and investor profile (capital-only vs. strategic). Post-raise, the cap table will reflect approximately 65% founder ownership, 25% investors, and a 10% staff option pool for senior hires, staff retention, and employee benefits — ensuring founder majority control and long-term commitment.

Investor returns are structured for clarity and scalability. Dividends will begin from Month 6 once retained earnings are established. As the brand scales to multiple sites (with a second location targeted in Year 2), equity buybacks at fair market value may occur. From Year 3, SouthShore will be positioned as a strong acquisition target for regional gym groups or global operators, while from 2027 onward, the business aims to expand to 3 sites via a licensing/franchise model, creating scalable exit opportunities.

Bali’s fitness tourism market continues to expand rapidly, with international arrivals increasing 20% year-on-year and more than 100,000 long-term expats driving consistent demand. Unlike saturated hotspots such as Canggu, Uluwatu and the wider expat community remains underserved, offering investors a unique first-mover advantage in a booming sector.

Additionally, the business is led by a founder with over 13 years of fitness experience across four continents. In Year 1, the founder will be on-site 5-6 days per week, teaching select classes, overseeing marketing, and spearheading community building. By Month 6, day-to-day operations will transition to a General Manager and Head Coach, with the founder focusing on partnerships, expansion, and strategic growth while maintaining strong community presence. A team of 12-15 staff will support operations from launch.

Investors will benefit from structured quarterly reporting, regular updates, and the flexibility to take an active or silent role, making this a well-structured, high-potential opportunity with profitability in Year 1 and clear expansion and exit strategies from Year 2 onward.
