About the business
KORA Food Hall is a curated food and social destination under development on Monkey Forest Road in Ubud, Bali. The project spans 1,800 sqm across two floors and brings together 12 tenant kitchens, 2 bars, 400+ seats, and a dedicated kids area in one location. Bali welcomed 6.95M foreign visitors in 2025, and Ubud’s dining market lists 1,100+ venues, yet guests still lack one trusted destination that combines variety, comfort, and predictable standards in one place from morning to late evening.
The location advantage is unusually strong and hard to replicate: KORA sits on Monkey Forest Road with an approximately 4,000 sqm municipal parking area directly in front, surrounded by established tourist traffic drivers and within walking distance of major Ubud attractions, including roughly 900 meters to the Monkey Forest Sanctuary.
The business has been in development for the past 3 years, with construction already underway and opening targeted for December 2026. To date, $600K has already been deployed into the project, including founder capital. Commercial traction is already visible before launch, with 2 signed contracts, 2 LOIs, and 3 active tenant negotiations, giving early validation for tenant demand and the commercial relevance of the concept.
KORA is also being developed at an estimated cost of approximately USD 750 per sqm, around 2x below typical market benchmarks, driven by direct founder involvement in execution and cost control. This gives the project an unusually efficient development base while preserving the quality and scale required for a destination-format venue. The opportunity is to convert fragmented guest demand into longer dwell time, higher share of spend, and a more scalable operating model than independent standalone venues.
KORA is led full-time by [name removed], Founder & CEO, who brings 15+ years of experience in real estate and construction and has spent the last 3 years building the project in Bali. The business is supported by a lean Bali-based execution team and advised by Evgenia Golomuz, founder of Bali Horeca Chat, who brings 20+ years of HoReCa experience and supports concept development and tenant curation. The company is also in active discussions with several General Manager candidates, with signing targeted for May 2026 and onboarding planned for August 2026 ahead of launch.
The company is seeking up to USD 750K in equity investment, open to one lead investor or multiple investors, with a minimum ticket size of USD 250K. Post-close, the founder will remain fully involved in execution, investor reporting, leasing, and launch delivery. Investors will receive regular project and operating updates, with active founder oversight through opening and the initial ramp-up phase.
