About the business

Rumah Padel is a padel, café, and recovery club in development in Sanur, Bali. The venue combines three padel courts, a quality café, and a recovery area with sauna and ice bath. The intention is to create a place where people stay longer, relax, and return regularly.

This is not a fast in and out padel club. Rumah Padel is built for players who want more than a single match, for parents who struggle to access courts during school hours, and for families and friends who want to spend time together even when not everyone is playing. While children are safely occupied, others can play, recover, eat, work, or simply spend time on site. The venue is designed to work equally well for players and non players.

Rumah Padel is founded and operated by an Indonesian and expat family with deep roots in Bali. One founder has lived in the Sanur and Renon area for nearly twelve years and brings strong expertise in operations, marketing, and structured business management as a certified Online Business Manager. Her husband, Indonesian and Bali based for more than twelve years, comes from a creative and hospitality background and currently manages a café and guesthouse with local teams. Together they combine operational discipline, hands on hospitality experience, strong local knowledge, and an international perspective.

Both founders are active padel players and parents of two young children. Their direct experience with limited court availability and the lack of family friendly padel venues has shaped the concept. The goal is simple. Create a place where people come not just to play padel, but to spend time, recover properly, eat together, and build routine.

The venue is located in a strategic, fully zoned, and legally compliant area in Sanur. All permits are secured and a long term land lease of 11.5 years is in place. The surrounding area is already accustomed to sports related activity, making the location operationally suitable. Demand for padel in Sanur is very strong, with existing courts consistently fully booked and limited opportunities for new development.

The business operates under a locally owned company structure. The founders oversee operations, community building, and investor relations, with a full time club manager planned for daily operations. Investor involvement can remain fully passive, with regular reporting and optional advisory input.

The investment opportunity offers 35 percent equity for USD 281,000, with a minimum investment of USD 56,000. Founders have already invested USD 120,000 and retain 65 percent ownership along with full management responsibility. During the payback phase, up to 75 percent of net profit is allocated to investors until invested capital is fully recovered. Based on conservative projections, capital recovery is expected in under 2.7 years. After recovery, profits are distributed according to equity ownership.

Projected net profit is USD 115,000 in Year 1, USD 148,000 in Year 2, USD 167,000 in Year 3, and USD 177,000 in Year 4. These projections are conservative and based only on court bookings, limited events, light café operations, and recovery usage. Additional upside from coaching, merchandise, sponsorships, expanded food and beverage, and larger events is not included.

The asset base includes three fully built padel courts with structure and glass systems, café and operational infrastructure, equipment and fit out, and a prepaid long term land lease valued at USD 232,832. This provides long term stability and meaningful downside protection.
